The fastest way to get a meaningful first conversation is to come in with a rough answer to the five questions below. Don't worry if some are still open — that's what the consultation is for. But the more we know up front, the more useful the first meeting tends to be.
- Do you have a lot, or are you still looking? We work with both. If you're looking, we can connect you with local agents who specialize in lots that suit custom builds.
- What's your budget range? A ballpark is fine. Greenville custom builds typically run $275–$425 per square foot at the moment, depending on finishes and complexity.
- How big a home, roughly? Square footage, number of bedrooms, single-story or two-story preference. Bring inspiration photos if you have them.
- What's the timeline? When do you need to be in? Most builds run nine to fourteen months from contract signature.
- Any non-negotiables? A home office, a workshop, accessibility features, a particular kitchen layout — whatever it is that has to be in the final home, write it down.
What Happens Next
Once we know the basics, we'll schedule an in-person or video consultation — about 30 to 45 minutes. We'll walk through the questions, look at the lot if you have one, and give you a realistic read on what your project looks like in cost, schedule, and design terms. There's no charge for the consultation, and there's no obligation to move forward.
If we're a good fit and you want to proceed, the next step is a paid pre-design agreement — typically 1–2% of the projected project value, fully credited toward the build if you sign the construction contract. That phase gets architects, engineers, and our pre-construction team involved at a real level, and produces the deliverables (drawings, itemized estimate, schedule) you need to make a confident go/no-go decision.
