Our Building Process

From first conversation to year-one walkthrough — how a Woodland build comes together.

Every custom home is different, but a good build follows a predictable rhythm. We walk every client through the same five phases so you know what's happening, what's coming next, and where your project sits at any moment. The phases overlap in practice — we'll order long-lead-time materials during design, for example, and final finish work begins before structural inspection ends — but the structure below is the framework we plan and bill against.

Consultation & Feasibility

We start with a free 30–45 minute conversation: the lot, the family, the budget range, and the kind of home you're picturing. If the project fits Woodland's specialty, we'll walk the site together, sketch a feasibility note, and put a realistic cost-per-square-foot band on the work before either party signs anything.

Design & Engineering

We work with established Upstate architects and our in-house drafting partner to develop floor plans, elevations, and structural engineering drawings. You'll see two or three iterations before plans are finalized. Mechanical, electrical, and plumbing layouts are coordinated in this phase so nothing has to be torn out and redone later.

Permitting & Pre-Construction

Greenville County permitting, HOA review where applicable, soil tests, and erosion-control planning. We handle the paperwork. You'll receive an itemized estimate, the full project schedule week by week, and a written contract before any ground breaks.

Construction

Foundation, framing, dry-in, rough mechanicals, insulation, drywall, finishes. We hold weekly on-site walkthroughs with the client — we want you to see the home grow. Change orders, when they happen, are documented and priced before work continues.

Walkthrough & Warranty

Pre-closing punch list, certificate of occupancy, and a final walkthrough where we hand over the home and the operations binder. Woodland builds carry a written one-year workmanship warranty, with major systems backed by their manufacturer warranties. We call you at the 11-month mark to walk through the home once more before the warranty rolls.

Most projects run nine to fourteen months from contract signature to final walkthrough, depending on scope and Greenville's permitting queue. We'll give you a realistic range during the consultation, and update it at the end of design.
